Saltline Homes was founded on the belief that building a custom home should feel clear, personal, and well-managed—not overwhelming.
When you build with Saltline Homes, you work directly with Ian Pitkoff, a licensed Florida contractor known for his unmatched work ethic and hands-on leadership. Ian is deeply involved in every phase of the build—from early planning and engineering coordination to daily jobsite oversight and final delivery—ensuring nothing is overlooked.
Saltline Homes approaches every project with a level of effort and attention that goes beyond the standard. Long hours, constant communication, and proactive problem-solving are the norm—not the exception. Your home receives the same focus Ian would give his own.
You’re not routed through layers of management. Questions are answered directly, decisions are made quickly, and your project is guided by someone who takes personal responsibility for the outcome.
With extensive experience in Florida’s coastal and waterfront environments, Saltline Homes understands flood-zone requirements, structural engineering, wind loads, and site-specific challenges—so your home is built to perform as well as it looks.
By offering a true design-build approach, Saltline Homes aligns planning, budgeting, and construction under one roof. This reduces surprises, improves coordination, and keeps your project moving efficiently.
Ian’s work ethic extends to every trade partner and detail on the job. Materials, craftsmanship, and execution are held to a higher standard, because cutting corners is never an option.
Building a custom home is one of the biggest investments a family will ever make. My goal is to make sure every client feels confident throughout the process and ends up with a high quality home built to last for generations.
I am a husband, father, former Marine, and Florida Certified Residential Contractor with years of experience managing complex custom home projects across Florida’s Gulf Coast. I specialize in waterfront homes, elevated coastal construction, and engineering-driven custom builds designed specifically for Florida’s climate and coastal environment.
Over the years, I have worked on everything from luxury waterfront estates to highly engineered flood-zone homes requiring detailed coordination between structural engineers, civil engineers, surveyors, truss designers, and specialty trades. I enjoy solving difficult problems and helping clients navigate the challenges that come with building custom homes in coastal Florida.
At Saltline Homes, we focus heavily on planning, communication, and construction quality. I stay personally involved throughout the entire process because I believe custom homes require direct builder involvement, not projects being passed from salesperson to salesperson.
Many of our homes include elevated foundations, engineered floor systems, impact-rated windows, standing seam metal roofs, drainage engineering, and advanced structural systems designed for Florida’s coastal conditions. We believe in building homes the right way with quality materials, proper planning, and attention to detail.
I also believe quality starts with the people building the home. At Saltline Homes, I believe in paying skilled trades and team members well because experienced professionals who take pride in their work deliver better results, better organization, and a higher quality finished product for our clients.
What separates Saltline Homes is the balance of engineering, craftsmanship, and personal service. We work closely with homeowners to help them understand not only the design side of the project, but also the structural performance and long-term durability of the home.
I understand that building a custom home can feel overwhelming at times. My job is to help guide clients through the process, keep projects organized and moving forward, and deliver a home everyone can be proud of.
Whether we are building on the water, designing around flood elevations, preserving oak trees, or coordinating complex engineering details, we approach every project with the same mindset:
Build it right. Communicate honestly. Never lose sight of the client’s vision.
Welcome to Saltline Homes.
Each Saltline home is a one-of-a-kind design, tailored to our client’s lifestyle, site conditions, and architectural vision. We build:
Whether on the water, in the countryside, or in a premier residential neighborhood, Saltline Homes builds with strength, style, and lasting value.
Yes. Saltline Homes proudly builds on your lot or property anywhere within our service area. Whether it’s a coastal waterfront site, inland acreage, or a lot in a developed neighborhood, our team will evaluate your property for site conditions, flood zones, utilities, and permitting requirements before construction begins.
We’ll guide you through every step—from site assessment and engineering to permitting and final build—ensuring your home is designed specifically for your lot’s unique features. If you haven’t purchased land yet, we can also assist in reviewing potential properties to confirm buildability and help you make an informed decision.
At Saltline Homes, we don’t just build homes—we build the foundation for your vision.
Yes. At Saltline Homes, we offer a complete design-build process, meaning your home is designed and constructed by the same team from start to finish. Our in-house professionals work alongside trusted architects, engineers, and designers to bring your vision to life with meticulous precision and clear communication at every stage.
Whether you have a set of plans or are starting with a blank canvas, we’ll design a home that reflects your lifestyle, your property’s features, and your personal style. Every Saltline home is custom—no stock plans, no shortcuts, no cut and paste plans together, and no compromises.
Yes. At Saltline Homes, we can build directly from your existing architectural or engineered plans. Our team will carefully review your drawings for structural integrity, code compliance, and cost efficiency before construction begins.
We frequently work with homeowners who already have plans and want a trusted builder to bring them to life with precision and craftsmanship. If your plans need adjustments for flood zones, structural engineering, or design refinements, our in-house team and partners can handle that too—ensuring your home meets both your vision and Florida Building Code requirements.
Whether you start with a full plan set or just an idea, Saltline Homes will guide you from concept to completion with integrity behind every detail.
At Saltline Homes, we believe in clear, upfront pricing with no surprises. Your proposal will outline exactly what is included and what is not—so you always know where every dollar is going.
Typically, impact fees, site preparation, and permit fees are itemized separately since they vary by county, lot conditions, and utility requirements. Costs for wells, septic systems, and utility connections are also detailed based on site-specific needs and engineering reports.
We’ll review these items with you early in the design phase to ensure your budget reflects the true cost to build on your property. Transparency and precision are at the core of every Saltline Homes project.
At Saltline Homes, communication is key. We provide regular updates throughout every phase of your build so you’re always informed and confident about progress.
You’ll receive:
From the foundation to the finishing touches, we make sure you know exactly what’s happening and when—because transparency and trust are the foundation of every Saltline home.
Saltline Homes are completed within 8 to 16 months after the foundation is poured. The exact timeline depends on the size and complexity of the home, permitting, inspections, and material lead times.
From start to finish, we provide a clear project schedule and keep you informed through every phase of the process, from design and permitting to selections, construction, and final walkthrough. Our goal is to deliver a high quality home on time while providing a smooth and organized building experience.
For a more accurate timeline, let us know what you are planning to build. Single story homes are generally completed within 8 to 10 months, while larger multistory and waterfront homes typically require additional time due to complexity and site conditions.
Every Saltline home is personally managed by a licensed contractor, the ownership team, and a dedicated project supervisor. We oversee every phase of construction, from site preparation and permitting to final inspections and your final walkthrough.
Our leadership stays involved in every major decision, trade coordination, and quality check to ensure your home is built with the same care and attention we would expect in our own. You will always know who to contact, and you can expect clear, direct communication from your Saltline team throughout the entire process.
At Saltline Homes, your project is not just another build. It is a reflection of who we are. Built on Florida roots. Built to last.

You’ll also receive an additional structural warranty through the 2-10 Home Buyers Warranty program, purchased on your behalf at closing. This coverage protects your investment well beyond the first year and ensures lasting confidence in the quality and craftsmanship of your Saltline home.
